Detailed plans for a development of 60 new homes on the western edge of Great Dunmow are now being finalised after outline planning permission for the site was secured.

Vistry Group is planning to build the homes on a 5.1-acre parcel of land off Stortford Road, with the development proposals including new public open space and a play area.

Vistry Group, which includes Bovis Homes, Linden Homes and Vistry Partnerships, is aiming to submit a reserved matters application for the development in the coming months. The development is to be delivered by Bovis Homes.

Hannah Short, senior planning manager at Vistry Eastern, said: “Gaining outline planning consent brings us one step closer to our aim of delivering much-needed new housing to this historic market town. We are now in the process of refining our detailed plans for the development and will be submitting them to the local council later this spring. If we get approval, we hope to start construction work on site next year. We hope to provide a variety of housing to meet the needs of homebuyers at different stages of the property ladder in Great Dunmow. The build and design of these new homes will be influenced by existing local architecture to complement the surrounding area.”

As part of the planning agreement for the development, 40 per cent of the homes will be affordable through rent or shared ownership. Vistry Eastern is to also contribute £95,000 towards local bus services, as well as £9,000 towards Hatfield Forest Nature Reserve and ancient woodland, four miles from the development, which is managed by the National Trust.

The developer will also be providing new pedestrian and equestrian crossings at the development, as well as a bridleway link, a new footpath along Stortford Road and two new bus stops. Significant contributions to the provision of early years, primary and secondary education in the area will also be made.
