A Fishing Estate Running 2.5 Miles on England’s Renowned River Itchen Asks £5 Million

A 70-acre fishing estate nestled in the English countryside with three properties and almost 2.5 miles of frontage on the River Itchen—a renowned spot among anglers—has come to the market and is asking for offers over £5 million (US$6.9 million). 

The estate is on the outskirts of Winchester, a city in Hampshire. The county, in the south of England is famed for its natural chalk streams and rivers that offer some of the finest fly fishing in Europe.


Set in an idyllic position, Fulling Mill Estate is surrounded by wooded glades, grazing land and, of course, the winding river and its coveted trout, which can be spotted swimming from the banks. 

Any buyer will have a tricky time finding “a better fishing estate than this,” according to the listing with U.K. Sotheby’s International Realty, which bought the home to the market earlier this summer.

“With two houses and a fisherman cottage, the accommodation here is superb,” according to listing agent Jason Corbett, head of country sales at U.K. Sotheby’s International Realty. 

The estate is “full of character and with far-reaching views of fast-flowing rivers and stunning scenery, these properties really do take you from the hustle and bustle of a busy schedule to a seclusion that would be hard to find anywhere else,” he said.

The three homes that comprise the estate are: Fulling Mill, a four-bedroom main house spanning 2,841 square feet; Fulling Mill Cottage, another, slightly smaller, four-bedroom property at 1,768 square feet; and the Fisherman’s Cottage, a studio guest house with its own kitchen.
