‘High quality’ homes set for Merseyside ‘property hotspot’

An application has been submitted to build 12 new homes in one of Merseyside’s most desirable towns.

Davos Property Developments Limited has submitted an application to Sefton Council to build dwellings on the site of the former Royal pub in Formby. The developers hope to demolish the existing public house and replace it with the new 3 bedroom residential houses on Liverpool Road.

Davos Property Development wants to make use of the space currently occupied by the pub including well its car park and beer garden. The existing building has been empty since the pub closed down in 2021 after being taken over by new management.

The application said: “The proposed layout was driven by the immediate surrounds and orientation of the dwellings to the east of the site on Love Lady Grove. The housing proposed comprises of 12,3 bed, 2 storey dwelling sat 1097ft and are reflective of the characteristics of the surrounding area.

“The layout of the site looks to continue the orientation of the existing dwellings following the demolition of the existing public house. The design of each dwelling incorporates driveways with off-road parking for 2 cars per dwelling, electric charging points, and 60m garden areas for each plot. All rear gardens have access down the side of the dwellings, with bin cycle storage located in the rear gardens of each plot.

The application comes after Taylor Wimpey North West submitted an application to build 270 homes at Brackenway in Formby in May. If Davos Property is successful in its application it will be one of many developers in the North West looking to build homes in the property hotspot.

The application read: “The design takes inspiration from the sites surroundings and uses modern techniques and architectural devices to enhance the sense of form and provide interest and depth to the façade treatments of each plot. The proposed development contributes to the much-needed provision of new housing in the borough and provides an enhanced offer to the market based on detailed market analysis and demand.

“Careful consideration has been taken at every stage of the design process to create a dwellings with substantial design value to compliment the surrounding area.”
