A TOP UK property expert has revealed the costly mistake that sellers always make when trying to sell their house.

Alan Shields, a positively reviewed estate agent who works at Purple Bricks, shared the biggest mistake homeowners make on TikTok.

Famous on the social media app as @the_property_boss, he told his 50,300 followers that spending loads of money on a brand new kitchen before selling is a costly mistake.

It came after a follower ask for Alan’s advice on upgrading a kitchen before selling a property.

TikTok user @scottish_lass_08 asked: “If getting a fitted kitchen in a property which will be sold. is it best to use a big firm or fitter with trade price Howden kitchen”.

In a video, the Scots property guru responded by advising her to upgrade her kitchen as cost effective as possible and not make the same mistake that other homeowners have.

Alan said: “Scottish lass, so this is a great question, and I’ll give you an example of a property that I’ve just sold.

“So, for me, any refurbishments that you’re going to be doing, try and do it, on not a budget, but try and do it as best as you can for as little money as you possibly can.

“But make sure that the job has been done properly and it looks great as well from a selling point of view.

“Now Howdens Kitchens, you can get some cracking ranges at Howdens Kitchens.

“It then could be dressed up by the type of worktop. Great worktops and great splashbacks tiles, splitfaced tiles, a lot of people are going with the coloured glass splashbacks just now to dress up a kitchen as well.

“But try and do everything as little cost as you possibly can.

“I just sold a house for a client – spent £42k on the kitchen and the first thing the buyer’s going to do is rip out that kitchen and the kitchen is only two months old.

“So there is the answer to the question.”

The video has been watched more than 11,900 times and has received more than 210 likes.

TikTok users have also flocked to the comments agreeing with him after he posted the advice.

One user wrote: “I work for howdens I’m a warehouse operative and I agree with you howdens out of all the kitchen distributors are probably the best atm”.

Another said: “maybe try a nice reface for a kitchen in a house to sell. can be a big cost saver plus looks the part”.

User @scottish_lass_08 who originally asked for the advice also commented, saying: “Thanks for replies all.

“I’ve decided Howdens is way forward and cancelled my Wren order”.
