Knight Frank appoints Ryan Richards to healthcare property research team

Ryan Richards has joined property consultancy Knight Frank’s commercial research team. Richards is set to work on the firm’s healthcare property sector.

Amid the pandemic, the UK healthcare property market has rapidly heated up. With investors increasingly seek stable returns and long-term secure income, the fundamentals driving the need for healthcare real estate has led to record investment volumes totalling £2.7 billion in 2020, 55% higher than the year before. As a result, the healthcare segment outperformed the rest of the commercial real estate sector, with returns in the sector holding strong at 6.3% in 2020 – compared to the broader sector which saw returns below its long-term average.

Knight Frank is a property advisory which has been helping clients make the most of this developing situation. Its healthcare property team now advises on £12 billion of assets annually, and its consultants advise the majority of the UK’s leading operators, funds, investors and lenders in the sector.

As it looks to meet with heightened demand from clients in the healthcare property market, Knight Frank has announced the hire of London based expert Ryan Richards. He joins the healthcare property team. In his new role, he will work closely with William Matthews, Head of Commercial Research, and Julian Evans, the leader of Knight Frank’s healthcare team, to produce research content, and provide agents and clients with insight into the trends driving the UK healthcare market.

Matthews said of the news, “Ryan’s extensive and varied experience, as well as his intimate knowledge of the sector, will help the team continue its strong momentum at a time when data-driven market insight is valued higher than ever before. The healthcare sector is in the middle of an exciting boom period, and researchers of Ryan’s calibre add immeasurable value to agents and clients through the provision of thorough and innovative analysis.”

Richards arrives from AEGON Asset Management, where he spent almost four years assisting in the management of a healthcare-focused investment fund and produced analysis of the UK healthcare industry. Prior to this, he was employed as an Analyst for GVA Real Estate Finance, and as a Consultant focusing on real asset management at AZH Properties. This prior experience, alongside degree-level qualifications in financial economics and health issues, means he can supply Knight Frank with deep industry knowledge and skills.
