Knutsford planning applications to keep an eye on in 2022

AS we begin the new year one thing is certain, builders will be at work somewhere in our local area and it’s likely parts of the landscape will change forever.

In Cheshire East the number of planning applications has soared by a massive 15 per cent over the past year and the council is facing a mounting backlog which will take months to clear.

Here we have pulled together some of the interesting planning applications in and around Knutsford to keep an eye on in 2022…

225-HOME DEVELOPMENT IN LONGRIDGE, KNUTSFORD

This looks like being one of the more controversial applications and is scheduled to be considered by Cheshire East’s strategic planning board on February 2 – although with the current backlog that could be subject to change.

Dewscope Ltd wants to build a mix of two to five bedroom properties, including 67 affordable homes, on the site which was removed from the Green Belt in 2017 as part of the Cheshire East Local Plan.

But residents argue it has become a treasured nature reserve and are campaigning against the scheme.

The developer says the homes would cater for people at all life stages and provides social, economic and environmental benefits.

NEW SRI LANKAN RESTAURANT, TATTON STREET, KNUTSFORD

Knutsford Guardian:

Award-winning restaurant Sigiriya wants to transform the former Martin’s Newsagent on Tatton Street into a Sri Lankan restaurant.

According to the scheme, the ground floor of the premises would become a licensed restaurant, with a private dining room on the first floor.

New jobs are expected to be created during the work to convert the newsagents and once the restaurant opens.

ADVENTURE GOLF COURSE, HIGH LEGH GOLF CLUB

Knutsford Guardian:

American Golf is hoping its plans for a snappy crocodile themed adventure golf course will encourage youngsters to take up the sport.

The company, which took over High Legh Golf Club earlier this year, says the proposal is designed around a ‘Gator Territory’ theme with a lazy river with moat, natural rocks and landscaping carefully considered to align with the theme.

It adds: “The themed golf course is proposed to provide a visual attraction to each hole, leading younger children to want to play the next hole, and thus develop their golfing skills, whilst also providing valuable family time and physical activity.”

The application, number 21/5782M, is due to be decided by an officer under delegated authority by January 7.

THE SWAN, BUCKLOW HILL

Knutsford Guardian:

An application has been submitted by PH Property Holdings to demolish the Swan at Bucklow Hill to make way for 19 houses.

This application should have been considered at the December 8 meeting of the northern planning committee, according to the council’s website, but it wasn’t on the agenda.

The pub, which was operated by Brewers Fayre and included a 70-bedroom Premier Inn Hotel and staff accommodation, closed in February 2020 and is now vacant.

The developer says: “The proposed scheme seeks to emulate a ‘cluster’ of buildings ranged around a central ‘farm’ courtyard, with a run of workers cottages to Chester Road to create a development pattern which sits comfortably within the surrounding area and looks to have been a part of it through time.”

But local resident Jo Beech is so opposed to the pub being bulldozed she has started a petition to save it and is trying to buy it so she can she can renovate it as a pub and community hub for local people.

MARSHALL HOUSE, CHURCH HILL, KNUTSFORD 

Knutsford Guardian:

This former auctioneers in Knutsford town centre looks set to be converted for use as a private hire venue for weddings, ceremonial and business events.

The Grade II listed Marshall House, which was built in 1893 to house the Church of England Egerton Boys and Girls School, was home to Wright Marshall auctioneers between 1977 and 2019.

An application has been submitted by One London Road Ltd for change of use so the landmark building on Church Hill can be used for weddings, celebratory events, conferencing, offices, bar and restaurant.

The application, number 21/5804M, is due to be decided by January 10.

RETIREMENT VILLAGE, HOLLY TREE HOUSE, PEPPER STREET, CHELFORD

This application was for a 60-bed care home and 82 assisted living apartments.

The new complex also included plans for tennis court, fishing/boating lake, Japanese Water Garden, sensory garden, new allotments, greenspace and woodland walks.

It should have been decided by Cheshire East’s strategic planning board in October and it had been recommended for refusal but it was withdrawn from the agenda by the council’s officers to consider additional information from the applicant.

There is no indication on the council’s website at the moment as to when this will be considered again.

KNUTSFORD FIRE STATION

Knutsford Guardian:

Cheshire Fire and Rescue has applied for permission to give revamp Knutsford Fire Station to reduce its environmental impact and cut back on energy consumption.

Among the improvements planned for the community fire station in Mobberley Road are a roof replacement, together with the replacement of appliance bay doors.

The fire service says a key driver of the modernisation programme is to improve the sustainability of the existing buildings and reduce their environmental impact.
