With the government-backed Help to Buy: Equity Loan scheme ending in March 2023, buyers looking to secure a new build home will need to act fast and make their house reservation by 30th September this year. Award winning housebuilder, Crest Nicholson, has only eleven Help to Buy-eligible remaining properties at Henley Gate, the first of three neighbourhoods that will form the Ipswich Garden Suburb (IGS). Prospective first time home buyers should act now to secure their dream home through the scheme at this new community.

Carefully designed with modern lifestyles in mind, the remaining house types eligible with Help to Buy include the three bedroom ‘Seaton’, four bedroom ‘Hexham’ and four bedroom ‘Filey’. The Seaton features a living room and a separate open-plan kitchen-dining area which provides direct access to the garden through French doors, giving homeowners lovely outdoor views and flooding the room with plenty of natural light. On the first floor is a sizeable main bedroom and two further double bedrooms. The main bedroom benefits from built in wardrobes and its own en suite, whilst the remaining bedrooms share a family bathroom.

The Hexham and Filey are both set across three floors, with the ground floor featuring a kitchen-dining area and a separate living room with French doors leading out onto the garden. In the Hexham, the four double bedrooms are spread across the remaining two floors. In the Filey, there are three bedrooms on the first floor, whilst the main bedroom occupies the entire top floor of the property, and comes complete with an en suite and plenty of storage space.

With the Help to Buy scheme, homebuyers are able to contribute just a five percent deposit and secure a conventional mortgage for just 75% of the home’s purchase price. The remaining 20% is provided by the government as an equity loan. Requiring a low deposit and paying no interest on the equity loan for the first five years helps first time buyers to get onto the property ladder and own a brand new home.

Karen Coulson, Sales and Marketing Director for Crest Nicholson Eastern, comments: “The end of September deadline to reserve a home with the Help to Buy scheme is fast approaching. This means time is running out for first time buyers to secure their dream home at our Henley Gate development, with just a five percent deposit. The scheme offers the chance to join a fantastic development and flourishing community, with Ipswich town centre and everything it has to offer right on residents’ doorsteps – from independent shops to a Farmers’ Market, and excellent countryside. Given the approaching deadline to purchase through Help to Buy, we urge all who are interested to get in touch as soon as possible to avoid disappointment.”

With Ipswich town centre just a 10 minute drive away, residents can make the most of everything Ipswich has to offer – from a wide range of restaurants, high street retailers, and independent stores, plus a monthly Farmers’ Market. For those who enjoy exploring nature and outdoor activities, the Suffolk Coast and Heaths Area of Natural Beauty are within easy reach of Henley Gate.

Families are well catered for with a number of schools within easy reach, such as the Thomas Wolsey Ormiston Academy, the Dale Hall Community Primary School and The Meadows Montessori School, all rated ‘Good’ by Ofsted. In addition, Crest Nicholson will also deliver a brand new primary school at Henley Gate, one of three within the wider Ipswich Garden Suburb which will also include a secondary school.

Ipswich train station is located just 10 minutes away by car, providing direct links to London Liverpool Street station in just over an hour, alongside regular train services to Norwich, Colchester and Chelmsford. In addition, the A12 and A14 are easily accessible from the development, providing access into neighbouring towns and cities such as Bury St Edmunds, Cambridge, Chelmsford and London.
