Padlock Partners UK Fund II Completes Acquisition of Huntingdon Self-Storage Property

TORONTO, June 10, 2021 /CNW/ – Padlock Partners UK Fund II (the “Trust“) announced today that it has successfully completed the previously announced acquisition of a self-storage property located in the United Kingdom for an aggregate purchase price of approximately £5,125,000 (excluding closing costs), which was satisfied by way of cash from the proceeds of the Trust’s initial public offering (the “Offering“).

The Trust indirectly acquired a freehold interest in a self-storage property located in Huntingdon, United Kingdom, a municipality located approximately 46 miles north of London, United Kingdom  and 15 miles northeast of Cambridge, United Kingdom (the “Huntingdon Property“). The Huntingdon Property was converted from an existing warehouse into a self-storage facility in late 2019 and currently consists of warehouse, bulk, drive up, parking and interior self-storage units totaling 54,485 rentable square feet on a 1.235-acre site. The property will be managed by Cinch Self Storage, a leading, third party, self-storage, property manager in the United Kingdom.

The Trust intends to use the balance of the net proceeds of the Offering to acquire a development property located in the United Kingdom, which acquisition is expected to close before the end of the second quarter of 2021, for capital expenditures on the Huntingdon Property and to develop the development property and to subsequently acquire one or more additional properties in the United Kingdom, consistent with the Trust’s investment objectives to, among other things, provide unitholders with an opportunity to invest in a portfolio of diversified income-producing commercial real estate properties in the United Kingdom, with a particular focus on self-storage and mixed-use properties, and for working capital purposes.
