The Manchester-based property developer has launched a consultation for its 402-apartment community living project, complete with a sky bar.

CERT property will build the OMI Architects-designed tower on Clippers Quay. There will be 261 studios, 126 one- and two-bedroom apartments and 15 penthouse units.

There will also be communal living facilities, according to CERT. The company said it will implement technology “to create a thriving community environment, with a range of amenities on offer within the building”. Among those amenities are a lounge, café, cycle storage, fitness and yoga studios, co-working space, gaming room, auditorium and roof terrace.

The sky bar, located on the 30th floor, will be open to both residents and the public. It will offer views across The Quays and MediaCity.

“We’re proposing a new way of living, not just a place to live but an entire lifestyle choice,” said Howard Lord, managing director of CERT. “Our community living concept is designed to recreate the neighbourhood community spirit of old, in a contemporary context.

“Our plans include a vast and varied mix of amenity spaces, designed to help our tenants to meet like-minded people and build commonality through shared experiences and interests,” he continued. “We intend to introduce an environment that joins up living, working and socialising all under one roof.”

The development team for the project includes DOMIS, landscape architects Layer Studio, structural engineer Renaissance, fire engineer Design Fire Consultants, project manager Artal, planning consultant Enabl, M&E engineer Ridge and SEC Newgate.
