Anchor, England’s largest not-for-profit provider of specialist housing and care for people in later life and McCarthy Stone, the UK’s leading developer and manager of retirement communities, have published plans for a new ‘affordable for all’ retirement community in Sutton Coldfield.

The development will be the sixth retirement community to be brought forward as part of the unique partnership between these two organisations, taking the total number of properties for older people that they will develop together to more than 600. The partnership offers a range of tenures to meet different affordability levels among older people, including home ownership, shared ownership and social rent.

The proposals for Sutton Coldfield – located in the town centre on the former Royal Works site – will provide a total of 138 retirement apartments, including 53 properties for sale for those aged 60 and over, and 85 affordable homes. The development will have flexible care and support available on-site, indoor communal facilities, on-site car parking and high-quality landscaped courtyard and gardens. It will have a gross development value of £40m.

Customers will be able to tailor the level of care they require to suit their personal circumstances and needs. Those living in the development will have peace of mind knowing that help and support is on hand, if needed.

John Tonkiss, chief executive of McCarthy Stone said: “We are delighted to be partnering with Anchor on this proposed development. Our plans provide a fantastic opportunity to deliver much-needed housing for older people across the affordability spectrum while also regenerating a central, brownfield site. The location is highly sustainable, close to local shops and services, and with public transport routes into Birmingham and across the region.”
