According to the experts at Plumbnation, there are certain bathroom features that could add thousands onto a house price, including underfloor heating, double sinks and a wet room. What feature can add the most money?

Underfloor heating is especially popular in the bathroom and is also deemed extremely efficient.

Typically underfloor heating is charged at £40-£75 per square metre. 

Underfloor heating can also run throughout the home, and not just in the bathroom, although this would cost more money.

However, they can be more cost-effective in the long run and work out as an affordable option.

“The double sink used to be considered a luxury feature, but many have now realised it provides a practical solution and as a result, they have become much more common and desired by house hunters.”

While having certain features in the bathroom is important, the colour of the room may also affect the price of the property.

Kev said: “In terms of colour and bathroom decor, keeping things neutral is always advised, especially if you are going to be selling your home in the near future.

“Make sure to avoid carpets and stick to whites, creams and deep blues.”

A good sized family bathroom could attract buyers but a house with an en-suite is likely to increase the house price further.

The expert went on: “The en-suite remains the most desired when it comes to bathrooms and it’s pretty much, the more the merrier.

“Therefore, if you are considering any home upgrade and have the space and budget, an en-suite can seriously make a difference in increasing property value.”

According to another expert, adding an extra bathroom could add up to a huge £50,000 onto the property value.

Marco Helliwell, Founder and CEO of mypropertyadvice.com, said: “Adding a bathroom/en-suite gives you a direct increase in price. Having items which give you the ‘wow factor’ gain you more interest, therefore more offers, which drives up your selling price.

“Adding an en-suite directly adds value to a property making, in most cases, the master bedroom more desirable. An extra bathroom can add up to £50,000 onto a property value!”
