Surrey property: New-build homes cost 25% less in neighbouring county as Guildford prices skyrocket

It may not surprise you that Surrey property is among the UK’s most expensive outside of London.

The county offers traditional buyers everything they need, with good commuting lines to the capital, wonderful green spaces and good schools and colleges.

Take just one look at Rightmove and you’ll see that Surrey has a range of properties on the market, including a stunning Victorian property in Guildford with private access to the grounds of a historic Surrey castle.

But if you’re after something newer, then the county also has a range of new-build properties for sale.

However, these properties won’t come cheaply in comparison to new-build houses elsewhere in the south east.

People looking to buy a new-build property in Surrey are having to pay on average 25% more than in a neighbouring county.

The Government’s UK House Price Index data shows that an average new-build property in the county will set buyers back £567,839.

In Hampshire, the average price decreases to £423,591.

Incredibly the Surrey price is also much higher than the regional average, with the average price for the south east costing £440,152.

Higher than the lot however is Guildford, where an average new-build property will cost on average £634,391.

This is more than 11% above the Surrey average.

As we move closer to Hampshire, in neighbouring Waverley the average new-build price is over £100,000 less than Guildford at £533,663.

Simply stepping over the border from Waverley to East Hampshire would instantly benefit buyers with an 8% drop in the average price of a new-build.

The most affordable postcode for a new-build property in East Hampshire is currently GU35, which covers the areas of Whitehill, Bordon, Lindford and Oakhanger.

A number of new build properties have recently come onto the market in the area as Whitehill and Bordon undergoes its town regeneration plans led by the Whitehill & Bordon Regeneration Company.

James Child, project lead at the Whitehill & Bordon Regeneration Company, said: “House prices across the country are hitting unbelievable highs. Demand is as strong as it’s ever been while supply remains stagnant. This is probably more true for the South East than most other regions.

“The new homes we are building in Prince Philip Park will go a long way to satisfying local demand and, we hope, attract more buyers from further afield, not least those looking to escape London and build a life in this commutable and beautiful part of Hampshire.

“As this project progresses over the coming years, we expect the population of Whitehill & Bordon to increase significantly. This increasing interest in the town will help cultivate the local economy, so while it remains one of the region’s most affordable buyer hotspots today, rest assured this won’t last long.”
