A “stunning” hotel located in Snowdonia has gone up for sale.

The Hafan Artro hotel, located on the edge of Snowdonia National Park in Llanbedr, Gwynedd, has hit the market and could be yours for just under £1.3m.

The property, described as a “refurbished Victorian country house hotel” with a “boutique style”, comes with seven bedrooms, a bar, restaurant and dining room.

But it’s the location that really makes it special, with Gwynedd’s stunning coastline just a short drive away, and the Snowdonia hills nearby.

Marketing agents Strutt & Parker said the “thriving” hotel has been run by the current owners since 2017.

Speaking about the hotel building, they said: “The reception hall is light and airy, with access to the stairs up to the bedrooms, the snug, the dining room and the bar, as well as the ladies disabled cloakrooms.

“The bar, with space for 24 covers, has french doors onto the covered veranda and access to the gents cloakroom.

“The dining room has a bay window looking out to the front, and a built-in counter. The snug could also be used as an additional dining room, extending the 16 covers.

“The first floor has five ensuite double bedrooms, and there are two further bedrooms on the second floor (currently used as staff accommodation) with a shower room and a bathroom.

“These second floor bedrooms could be used as additional letting rooms, suites or bunk rooms.”

The bar, restaurant and exterior tables have 132 covers in total, and the agents say they are “frequently fully booked” with the bar having a “thriving local and tourist trade”.

They added: “The mature gardens feature an outside bar and covered veranda.

“The owners have established a healthy rising trade and profits on the letting rooms, bar and restaurant with a generous amount of repeat loyal custom.

“There is a dedicated loyal workforce supporting the owners.”

There is also an owners’ chalet, with an open plan kitchen, sitting and dining room, and patio doors opening onto the chalet’s private garden area.

They said: “There are two good sized double bedrooms, a separate bathroom and additional area to the principal bedroom which is currently used as a utility and storage but could be converted into an en-suite.

“There is decking immediately outside, a hot tub and a small garden room.”

There is also an office next to the owners’ chalet, while the commercial kitchen is equipped with separate cooking, preparation, storage, refrigeration and freezer areas, cold beer store/cellar area, further storage, preparation and service areas.

There are laundry rooms on the ground and first floors.

The hotel also has a car park at the front with approximately 25 spaces.
