The average property in Northumberland costs £212,603, but terraced houses in the famed town of Alnwick come with an average price tag of around £196,600.

Mr Hoy said houses were being built in the area with occupancy restrictions, which restrict purchases for the purpose of holiday lets.

However, some places, such as one built in the fishing village of Craster on the Northumberland coast, have no such restrictions and are expected to be popular with buyers looking for a holiday home.

“It won’t necessarily appeal to the bona fide investor types who won’t make use of the property themselves, but we expect they will be popular with people looking for a holiday home for themselves, which they can rent out when not in use,” said Mr Hoy.

He added: “There are a lot of holiday letting management companies in the area, so you don’t have to be on the doorstep to run something like that and buyers can still get a good return.”

Staffordshire Moorlands and Derbyshire

More than 13 million people visit the Peak District National Park and its 65 miles of off-road cycling and walking trails each year. It is one of the most popular national parks in the UK and spreads into Derbyshire and Staffordshire.

House prices in the area have risen by 6 percent and are on average £214,995.

Property buyers looking to invest in the holiday let market here are mainly looking at terraced cottages, with something unique and quirky about them, said Abi Wilkinson, of estate agency Whittaker and Biggs.
