UK property sells for £24.3 million more than Plymouth’s most expensive house

A UK property has sold for £24.3 million more than Plymouth’s most expensive house, situated in Roborough.

From April to June, the dearest house in the Ocean City sold for a huge £660,000 while Plymouth’s cheapest property sold for £60,000 on Glenfield Road, Plymouth.

Average house prices across the UK increased by 10% over the year to May 2021 up from 9.6% in April 2021, according to figures from the Office for National Statistics, the highest annual growth rate the country has seen since September 2007.

Across the UK, house price growth was strongest in the North West where prices increased by 15.2% in the year to May 2021. The lowest annual growth was in London, where prices increased by 5.2% in the year to May 2021.

Reports from the Royal Institution of Chartered Surveyors’ reported strong increasing demand and a shortage of people putting their properties up for sale pushed up prices.

Recent price increases may reflect a range of factors including some possible changes in housing preferences and a response to the changes made to property transaction taxes across the nations.

Other explanations point towards the pandemic which may have caused house buyers to reassess their housing preferences.

In July 2020, the Chancellor announced a suspension of the tax paid on property purchases in England and Northern Ireland, with similar suspensions announced in Scotland and Wales.

In England and Northern Ireland, properties up to the value of £500,000 would incur no tax, while the thresholds for Scotland and Wales were £250,000. This may allow sellers to request higher prices as buyers’ overall costs are reduced.

Based on the data covering the period so far, across England and Wales, there were 1,013 properties which sold for £1m or more, including 158 at £2m or more.

The Land Registry lists the price paid for every property bought at market value. The data also includes sales under a power of sale/repossessions, buy-to-lets (where they can be identified by a Mortgage) and transfers to non-private individuals.
