Improving the bathroom in your home has the potential to add up to £10,000 to the value of your home.

Bathroom supplier QS Supplies has shared five ways you can add value to your property by tweaking the smallest room in the house – and they are not all major jobs.

“When purchasing a new house, the two main rooms which play a part in whether you are attracted to the property or not are the bathroom and kitchen,” said Shaf Member, purchasing director.

“For some buyers, having to replace a bathroom can be a daunting task, with the labour and expense at the forefront of their minds. If you’re looking to sell your house and want to add value at the same time, then it’s worth investing in your bathroom, as this has the potential to add up to £10,000 onto the asking price, depending on the type of work you carry out.”

Extend

Extending your bathroom or building an extra one can increase your house value by about 5%. If a whole bathroom isn’t feasible, think about adding a downstairs toilet. This is a must for many potential buyers – and is considerably cheaper than extending the family bathroom.

Upgrade

As the bathroom is one of the main rooms potential buyers look at, it might be a good idea to refurbish it if you are thinking of selling. Keep the costs down by retaining the existing layout, but if there is space to add a walk-in shower, as well as a bath, this is a tick in the box for adding value.

Considered a luxury feature, underfloor heating will make your property more desirable. Not only does it keep the feet warm in winter, it can also help to reduce energy costs.

Clever ways of adding storage to your bathroom include mirrors with secret storage, which help to make the space look less cluttered.

Update

A quick and easy way to refresh a recently upgraded bathroom suite is to renew the colour scheme and add new accessories. Cheap and effective, it brightens up the room and makes it look cleaner – and more desirable to buyers.

“The great thing about updating your bathroom is that you can spend as much or as little as you’d like,” said Shaf.

“It’s inevitable that you’re only going to be able to add thousands onto the asking price if you extend your bathroom and have a higher end budget, but there are many ways you can make the space look appealing to buyers without spending large amounts.

“By simply adding a touch of colour to the bathroom walls, adding in more storage or replacing the shower head and taps, you can make your bathroom feel more homely and attractive to potential buyers, which will help speed up the selling process.”
