Work starts on Glass Wharf office development in Bristol

Building work has started on a major new Grade A office building in Bristol city centre.

Property development company Candour and real estate investment management firm Tristan Capital Partners have started construction of 4 Glass Wharf – a 212,000 sq ft workspace in the city’s Temple Quarter.

Planning consent was granted for changes to the workplace scheme in July and work is scheduled to be complete by the fourth quarter of 2023.

Glass Wharf will include flexible workspace, an events space, open kitchen, and interactive art. The eight-storey building will have a range of open and reconfigurable spaces ranging between 10,000 and 30,000 sq ft, and all floors will be able to be subdivided into four separate tenancies.

The development will also include a ground-floor café with outdoor space, wellness and fitness facilities, and green landscaped terraces with views of the Bristol skyline.

According to the developers, the building is targeting a BREEAM Outstanding and WELL Core Platinum certifications alongside an EPC ‘A’ Rating.

More than 290 cycle stations will be on site with a dedicated cycle ramp designed by Five at Heart leading to the cycle parking area. There will also be 26 showers and rapid charging points available for drivers of electric vehicles.

Candour co-founder Toby Pentecost said the building was already generating “significant interest” from potential occupiers.

“The start of construction is a major milestone for the project,” he said. “We are committed to setting an example in sustainable development and delivering outstanding workspace for Bristol city centre.”

The development is being funded by a joint venture between Candour and EPISO 5, a fund managed by Tristan Capital Partners, and with debt financing provided by an affiliate of Apollo Global Management.

Paul Pritchard, director at Tristan Capital Partners, said: “4 Glass Wharf is set to become a new landmark in Bristol offering flexible, sustainable and collaborative workspaces that are designed to meet the needs of high-knowledge occupiers now and in the future.”

National contractor Wates Construction has been appointed to deliver the scheme. The company is behind a number of recent projects in Bristol, such as the adjacent 3 Glass Wharf.
